Buyer agency in Denmark
Save time and money with independent buyer advice. When you buy a property here, the seller has a professional estate agent working to get the highest possible price. Nobody is doing that job for you — unless you bring someone.

Questions
Frequently asked questions about buyer advice.
It is a service for you as the buyer, covering the search, the price and the paperwork. It matters here because the estate agent on the listing is paid by the seller and legally represents them — which surprises most people arriving from markets where an agent works for both sides. Everything after that follows: the asking price, the condition report and the purchase agreement are all drafted by, or for, the other party.
When you are buying for the first time, when you want the best price we can negotiate, when you would rather not be surprised after signing, when the documents are in a language you do not read, or simply when you want someone whose only job is your side of it.
Buyer advice covers the whole process from search to handover. A buyer's agent handles the negotiation and the valuation specifically. We do both, and you can take either on its own.
A review and price negotiation on one property costs from 2,500 kr. plus 10% including VAT of the price reduction, meaning the asking price minus the price you buy at. The negotiation fee is at least 5,000 kr. including VAT. Legal review and approval starts at 7,495 kr., financial advice an indicative 12,495 kr. The full package is agreed individually, because the negotiation fee depends on how much we get off the price.
We will not put a number on your purchase before we have seen it — savings vary with the property, the market and the seller. What we can say is how the fee is built: the negotiation part is a share of the reduction we achieve, so if we get nothing off the price, that part costs you nothing. You keep the rest.
It is not a legal requirement, and at Bomae the legal work is part of the service rather than a separate errand. A purchase involves documents with deadlines attached — the purchase agreement, the condition report, the deed — and a misunderstanding is binding all the same. Our legal department reviews them and tells you what each one commits you to.
Signing the purchase agreement starts a six-working-day withdrawal window, and withdrawing inside it costs 1% of the price. Later than that, it depends on what the agreement says — which is why the survey clause and the review exist before you sign, not after.
Most clients say the investment pays for itself: a better price, less time spent, and the costly mistakes not made. We would rather you judged that on the fee structure than on a promise — the negotiation part only costs you anything if it works.
