What is a refusionsopgørelse (adjustment statement)

When buying real estate, a refusionsopgørelse (adjustment statement) must be prepared between buyer and seller. But what does that mean, and what does it actually cover?

What is a refusionsopgørelse? A refusionsopgørelse is a statement of the financial balance between buyer and seller during a property transaction.

The adjustment statement settles the costs that the seller has already paid before the handover date, which are to be paid by the buyer from the handover date onward.

This usually concerns expense items the seller has already paid, such as installment payments for heating, electricity, water, and so on.

This is typically included in an adjustment statement: property tax, waste collection, water and wastewater charges, homeowners' association dues, water, heating and electricity, assumption of loans/mortgage charges, any shared expenses. There may be more or fewer items in your adjustment statement, depending on your property transaction. Who prepares the adjustment statement? There is no requirement as to who is responsible for this task.

It will most often be the buyer's adviser or the seller's estate agent who prepares the adjustment statement. However, the purchase agreement will state who is responsible for the task.

On the handover day, meters should be read so that the seller's consumption can be checked against the installment bills paid. Normally the deadline for the adjustment statement is within 30 days after the handover day.

If the adjustment statement is in the buyer's favor, the amount can be offset against the purchase price held in escrow at the seller's bank.
