Buying a home is a major investment, both financially and personally. You not only need to spend time and energy negotiating a good purchase price and making sure all legal documents are in order – you also need to remember to future-proof yourself when you buy a home. For that reason, it's important that you've considered whether you want to stay in the home for many years to come, or whether you'll want to sell it again at some point.
We cover the purchase process from start to finish No matter what your dreams for the future look like, Bomae's buyer advisory takes care of you the whole way through. We care about you finding and getting a home exactly to your dreams, and about you saving money and hassle – both now and in the future. That's why we help you with everything from reviewing potential properties, to help with future perspectives, to reviewing the purchase agreement.
Because Bomae is an independent advisory company, we're not owned by banks or estate agents. That's your guarantee that all the negotiations we carry out on your behalf during the purchase process are exclusively in your favour.
Many offer buyer advisory and similar solutions in and around Copenhagen, but the vast majority of advisory services only cover parts of the purchase process. It can therefore quickly become an expensive and, not least, time-consuming affair if you need many different advisors involved in your home purchase.
That's not how it is at Bomae, because we specialise in property advisory that covers the entire purchase phase.
Why does a buyer's agent make sense?
A new trend in property transactions is to use professional buyer advisory, or a buyer's agent, to handle the entire home purchase. However, there's a big difference in the advice you get from different buyer's agents.
When making the biggest investment of your life – buying a home – you have traditionally had to handle everything yourself. That's an outdated way of thinking, which is now being challenged. Just as you get help from an estate agent when you sell your home, it also makes good sense to use a buyer's agent when you're going to buy.
Which advisor should you use?
Precisely because this is a new area and there are many companies offering this service, it can be hard to see through the market. Our general advice when choosing an advisor is:
- Choose an independent advisor who isn't owned by banks or an estate agent
- Look for reviews from previous customers, e.g. on TrustPilot
- Find an advisor who can cover the entire home-buying process
- Choose advisors who are authorised by the Danish FSA (Finanstilsynet) if they're going to help with financing
- Preferably use a boligadvokat (property lawyer) to approve the deal
By choosing an independent buyer's advisor, you're guaranteed a transparent view of the market, and that all options have been explored. If you choose an advisor from the bank, the estate agent, or the mortgage credit institution, you'll only be presented with products from their own shop. You may therefore risk being shown the products they earn the most money on, and which are therefore the most expensive for you.
Can't I negotiate the price of financing and the property myself? Yes, in principle you can handle the whole process yourself. However, it can be hard to leave your emotions at home. We understand that. But things can quickly go wrong when you let your emotions guide the biggest investment of your life, without considering whether it's actually the best deal you can get.
You'll also experience greater peace of mind and overview by using a professional advisor. An advisor gives you a voice throughout the whole process and represents only your interests as the buyer. That means you only have one point of contact, and you can simply receive status updates on the process instead of having to manage and constantly follow up on it yourself.
Get more offers from the banks
When you're buying a home, you're in a unique position with the banks and could potentially become a good customer for them. That's why it can pay off to obtain offers from several different banks.
For example, we negotiate the price and terms of your future home loan and realkreditlån (mortgage credit loan) with your own bank and others, so you get a solid basis for decision-making through an overview and explanation of which banks can offer the cheapest home loan.
The Danish Consumer Council (Forbrugerrådet Tænk) estimates that you could save as much as 25,000 kroner or more per year if you make the effort to research the market.
A case from a customer who used the right advisory service
Martin came to us when he was about to buy his new dream home, and his testimonial on TrustPilot really tells the story of the scope and importance of what good advice can do for your home purchase.
"I started my house hunt expecting that I could easily handle it alone. However, I quickly realised, time and again in my dealings with estate agents, that I felt out of my depth. I contacted Bomae, mostly just to hear what they could offer me, and was quickly met with an energy and helpfulness I hadn't encountered before! I immediately felt like an equal party in the negotiation with the seller and his agent, I was confident I wasn't missing anything in the sea of paperwork that a house purchase involves, and last but not least – I saved a lot of money by going with Bomae! I can only recommend using them; if nothing else, get in touch and hear what they can offer! I know for sure that I'll do it again next time I'm in the same situation."
