Building surveyor

Your own building surveyor when you buy.

The condition report is ordered by the seller. If you want to know what the damage means and what it costs to put right, you need your own survey of the property. We do not carry out technical surveys ourselves. We arrange one with an authorised building surveyor and use the findings when we negotiate the price.

Authorised by the Danish Safety Technology Authority We order the survey for you The findings are used in the negotiation

We'll call you back within 1 hour on weekdays.

Why

A report written for the seller does not answer your questions.

The condition report (tilstandsrapport) lists what is visibly wrong with the property and grades it from K0 to K3. It does not say what the repairs cost, how long the roof will last, or whether a UN note hides something serious. Those are the questions your own building surveyor answers.

  • Independent. It cannot be the surveyor who wrote the seller's report.
  • An estimate of the costs, so you know what the damage costs and not only what it is called.
  • Answers to the UN notes, which the change-of-ownership insurance does not normally cover.
  • A basis for the negotiation. Defects we can document can become a price reduction.

How it works

You do not have to find a building surveyor yourself.

01

We order the survey

Your advisor at Bomae books the inspection with our partner, MP Byggesagkyndig. You do not need to do anything.

02

The property is inspected

The building surveyor inspects the property, goes through the condition report and explains the damage it describes.

03

We go through the findings with you

You get the findings explained in plain English, so you know what you are taking on and what it will cost.

04

The findings go into the negotiation

We take the survey to the estate agent. Damage that was not priced in is an argument for a different price or different terms.

No strings attached

What is a building surveyor?

A professional authorised by the Danish Safety Technology Authority.

A building surveyor (byggesagkyndig) assesses the physical condition of homes. To be authorised, they need a relevant education, typically as a construction architect, architect or engineer, at least five years of experience in construction, and a passed course in the Danish home inspection scheme.

The building surveyor assesses the condition of the property. We advise on what it means for your purchase: the price, the purchase agreement, the conditions in it and the change-of-ownership insurance.

Questions

About building surveyors and the condition report.

As a buyer it is often a good idea. The building surveyor can explain the condition of the property and what it will cost to put right the defects there are. It matters most when the condition report has UN notes, or when there is no report at all, as with most owner-occupied flats.
K0 is cosmetic damage, K1 less serious damage, K2 serious damage and K3 critical damage. IB means no remarks, and UN means the matter should be investigated further. The grade says how serious the damage is for the building, not what it costs. A K3 can be cheap to repair and a K2 expensive.
A UN note means the building surveyor could not assess the matter and recommends that it is investigated. The change-of-ownership insurance does not normally cover what should have been cleared up before you signed. If you buy without looking into it, the risk is yours.
The report covers the visible and accessible parts of the building. Electrical and heating installations, white goods and things that are not part of the building, such as a swimming pool, are not included. The electrical installations have their own report.
Often yes, because there is rarely a condition report. It has to cover the whole building, so it is almost never made when a single flat is sold. Your own survey is then the only thing you have to go on.
No. The building surveyor who inspects the property for you must be independent and cannot have written the seller's report.
