The Danish real estate market is an online business

Danish real estate websites are the central hub for buying, selling, and tracking property values. Denmark's four biggest real estate websites drive approximately 10 million, monthly visitors. This is impressive, considering the Danish population doesn't exceed 5.9 million.

So, what conclusions can we draw from this? Well, one thing is for sure. Danes are crazy about housing. Curious to know what all the fuss is about? Let's look at the four biggest Danish property websites in 2023.

Top 4 most popular property websites in Denmark (2023)

Boligsiden

With over 3 million visits per month, Boligsiden is the most visited property website in Denmark. The site is a so-called dedicated property listings page, meaning that it doesn't belong to a specific real estate company (for clarity, the realtor companies on #2, #3, and #4 all list their property on Boligsiden). As of January 2023, the website had more than 45 000 pieces of property listed for sale.

The majority of the property listings are residential houses and apartments. Still, there are also rentals, agricultural properties, vacation houses and building plots. In addition to house listings, Boligsiden also provides real estate news, market statistics, how-to guides and much more. Visit boligsiden.dk

EDC

EDC is Denmark's biggest real estate agency, with 230 local offices across the country. Their website gets around 2.4 million visitors monthly, making it the second-largest property website in Denmark. In January 2023, the number of listings was roughly 45 000 in total, including private houses and apartments, commercial and agricultural properties and rentals. Visit edc.dk

Nybolig

Nybolig is the second largest real estate company in Denmark. Like their competitor EDC, they operate in all parts of the Danish Kingdom. Nybolig gets around 2 million visitors per month, making it the third-largest real estate platform in the country. Just like EDC, Nybolig only lists the agency's own property listing. However, with close to 45 000 pieces of property (ranging from private houses and apartments to commercial, farming and rental properties), you will have to scroll for quite some time before reaching the last property listed. Visit nybolig.dk

Home

As you might have guessed, Home is Denmark's third-largest real estate agency. So naturally, they take the fourth position on the list of Denmark's most popular property websites, with 1.7 million monthly visitors. What makes Home different from the previous two agencies is that they have a much stronger focus on residential properties (hence the company name). Home’s website is both user-friendly and nice looking. At the moment there are roughly 45 000 pieces of property listed for sale. Visit home.dk

How to navigate Danish property websites as a non-Danish speaker

To find your new dream home in Denmark, you must learn how to browse the property listings on the major realtor websites. However, this is often easier said than done since not a single one of the biggest sites offers English options. But don't worry. You don't have to learn Danish. With the help of a few useful phrases and expressions, you can find what you are looking for.

Find your way around the Danish Real Estate websites

When visiting a Danish property website, you should start by looking for a menu option or search bar called something of the following:

Danish - English

  • Køb bolig - Buy a home
  • Søg boliger - Search for homes
  • Boliger til salg or Ejendom til salg - Homes for sale / Property for sale
  • Leje or Boliger til leje - Rental / Homes for rent

In the omnipresent search bar (there will be one), you type in the name of the area where you wish to buy a house or an apartment. It could be a city like Copenhagen (København in Danish), a specific neighborhood, the name of a street or a larger island or region, like Bornholm or Midtjylland. If you haven't yet decided where you want to live in Denmark, there's also a map option.

Filters

Once you have found the right listings page (with property for sale) and preferred area, it’s time to narrow down your search results using filters. The first and most important filter is the type of property you seek.

Danish / English

  • Boligtyper - Property types
  • Villa - House (both normal houses and mansions)
  • Lejlighed or ejerlejlighed - Apartment
  • Rækkehus - Terraced house
  • Fritidshus - Vacation house

The options may vary depending on what property website you are using. However, many filters are found on all of them, such as price range (pris), living area and plot area (størrelse), number of rooms (værelser) and floors (etage).

Another useful filter is Liggetid, which basically tells you how long the property has been for sale. For example, suppose the property listing was published over a year ago. In that case, it could indicate something is wrong.

I have found my Danish dream house! What’s the next step?

Once you have found your ideal home on a property website, it’s time to contact a professional buyer’s agent. Much can be understood using translation apps and common sense, but far from all. Moreover, buying property in Denmark comes with some unique challenges due to the highly regulated market and competitive buying process.

By consulting a buyer’s agent, you will get help navigating the strict rules for inspections, financing and transfer of ownership. In addition, you will have a dedicated agent handling the bidding process on your behalf. Having a native Danish speaker representing you will not only overbridge the language barrier, it will also provide you with unique insights about the Danish real estate market.
