Every property here comes with an estate agent whose job is to get the seller the highest possible price. A buyer's agent is the other side of that table — ours works only for you, on the price, the loan and the contract.

Why it matters here

In Denmark, nobody is on the buyer's side by default.

The estate agent is paid by the seller and is legally the seller's representative — a point that surprises most people arriving from markets where agents work for both parties. Everything after that follows from it: the asking price, the condition report, the purchase agreement and its deadlines are all drafted by, or for, the other side.

About buying with an agent of your own.

Someone who represents you, the buyer, for the whole purchase — market and price, financing, and the legal work. The estate agent on the listing represents the seller and is paid by them. The two roles are separate in Danish law, and one person cannot hold both in the same transaction.
It matters more, not less. The purchase agreement, the condition report and the deed are Danish-language documents with deadlines attached, and a mistranslation is binding all the same. We work through the purchase in English and tell you what each document commits you to.
Usually yes, though it depends on your residence status and on the property — homes with a residence obligation are treated differently from holiday homes. We cover the cases in our guide on buying without a residence obligation.
A review and negotiation on one property starts at 2,500 kr. The full package is agreed individually, because part of it is a share of the reduction we negotiate — if we save you nothing, that part costs nothing.
